Higher-end Zip Codes Like Almaden Valley Among the First to See a Return to Positive Equity
Posted on February 23, 2013 by Joey.
There's good news for Almaden homeowners. Housing website Zillow.com is reporting that rising home prices in the Silicon Valley have finally pushed many homes back above water. It’s yet another sign that the Bay Area’s housing market is recovering. At the end of 2012, Santa Clara County saw the number of homes underwater drop from 22% to 15% from a year prior. While the numbers are encouraging, that negative equity is keeping many homes off the market, forcing buyers to scramble to purchase anything that is for sale. Almost non-existent inventory is causing a huge rise in home price... Read More »

Almaden home buyers are once again looking at 100% financing
Posted on February 18, 2013 by Joey.
The recent housing bubble was caused in large part to home buyers overextending and over-leveraging themselves. Would it surprise you to learn that, once again, 100% financing is starting to make a return? On the surface, it would appear that perhaps we didn’t learn from our mistakes. However, all things evolve, including intangible products such as mortgage loans. The latest variation of 100% mortgage loans comes with a few caveats. First, the loan must be backed by sizable and “tangible” collateral such as an investment portfolio. Often, this investment account must b... Read More »

New mortgage rules designed to protect consumers
Posted on February 07, 2013 by Joey.
Consumer Financial Protection Bureau (CFPB) officials unveiled new mortgage rules last month to protect consumers. Basically, they are attempting to reduce risky lending and improve transparency so borrowers understand exactly what they are agreeing to. This should prevent a mortgage crisis that spawned the housing bubble several years ago. During that housing bubble, many lenders had extremely relaxed underwriting standards. It seemed as if the goal was to simply obtain more and more loans with no attention to actually qualify borrowers. Documentation was not verified, minimum credit scor... Read More »

What appliance features are worth the money?
Posted on September 26, 2012 by Joey.
If you are looking for an Almaden Valley real estate property, then of course you are looking at location, location, and location. Kitchen appliance features are probably not at the top of your priority list, and perhaps rightfully so because they can always be easily upgraded. However, you shouldn’t totally discount them either because many new Almaden home owners will end up buying as expensive a house as they can afford, and they won’t have much leftover to upgrade appliances at any time in the near future. Additionally, some features might be useful on a regular basis and ma... Read More »

What are the loan limits for different types of loans?
Posted on September 24, 2012 by Joey.
If you in the market for an Almaden Valley home, then you should know the different loan limits for different types of loans because the type of loan you get affects the interest rate you will be offered. For example, Federal Housing Administration (FHA) loans in Santa Clara County have an upper limit of $729,750 for a single family residential home. The limits are higher for a duplex, tri-plex, or four-plex. As described in a previous blog entry, FHA loans have some advantages such as low down payment requirements, but they are simply not offered for loan amounts greater than $729,750.Fred... Read More »
What is the new San Jose area code and how does it affect me?

If you are an Almaden Valley home owner or resident of the San Jose area in general, you will be impacted by the new 669 area code overlay taking effect in one month. What is it?Due to the proliferation of our population, mobile phones, fax numbers, virtual numbers, etc., we are running out of 7 digit phone numbers in the 408 area code. To remedy that, residents in the San Jose area are going to be subject to an area code overlay. By overlay, this means that the area codes 408 and 669 (new) will exist within the same geographic region. Traditionally, two different area codes marked two diffe... Read More »

Even with these special incentives, oftentimes this isn’t enough to get an offer accepted.
